South Adams County Water Plan to take advantage of Commerce City Incentive Program

South Adams County Water and Sanitation District is making plans to construct a new building for the District's adminstration offices on the current facility's property located at 6595 E 70th Ave. As a professional office building, this project helps to meet the Economic Development goal of supporting and working to grow the target industry of Business and Professional Services.

The construction costs are budgeted for $2,200,000. An additional capital investment of $500,000 will be made for new furniture, fixtures and office equipment. As a quasi-governmental entity, the District is not subject to taxes. However, the nongovernment contractor performing the construction work will pay use tax and building fees. Under the Commerce City incentive program, the District is eligible for a 10% rebate of City sales and/or use taxes associated with these capital improvements, as well as a 50% rebate of City fees associated with these capital improvements. In addition, the District has indicated the plans for the new construction incorporate significant "green" building standards. As a result, the District is eligible for an additional 15% rebate of Commerce City sales and/or use taxes associated with these capital improvements, as well as an additional 10% rebate of Commerce City fees associated with these capital improvements.
